As mentioned briefly in our introduction, the nearest train station from the Affinity at Serangoon is Kovan MRT station.
If you choose to walk, it will take slightly less than 25 minutes. However, considering Singapore’s warm and unpredictable weather at times, we recommend hopping on a bus to get to the train station. The commute time by bus is approximately 15 minutes.
At Kovan MRT station, you can get to Serangoon Interchange in one train stop via the North-East Line. From Serangoon Interchange, you get to connect yourself with the Circle Line, which brings you to Bishan, MacPherson, and Paya Lebar MRT stations, where you can access the North-South Line, Downtown Line, and East-West Line!
This makes the Affinity at Serangoon’s location extremely attractive if you’re planning to tap on trains to get to work or your appointments.
You will be directly connected to several bus stops right outside the Affinity at Serangoon. The closest is one opposite block 127 along Serangoon North Avenue 1.
Being literally right at your doorstep and most likely linked by a sheltered walkway, you get to hop on bus 315. This feeder bus stops by Serangoon Station Exit C, with the last stop being Serangoon Interchange.
You’ve just scored yourself a direct bus to take to Serangoon Interchange! This leads us to our next reason why we think you should choose to stay at the Affinity at Serangoon.
2. Shopping and services
Since it’s easier than ever to get to Serangoon Interchange, where Serangoon MRT station and NEX shopping mall are located, we suggest heading to NEX shopping mall for your needs.
But of course, in this section, we will also cover on Heartland Mall, which is relatively near in terms of proximity to the Affinity at Serangoon.
NEX shopping mall
This shopping mall is the largest in the North-East region so you know you’re certainly in a good place to purchase your daily necessities or head there just to run some errands.
There are several fashion brands names worth noting – Levi’s, Espirit, G2000, H&M, Converse, and Pedro. For accessories, the ladies will be pleased to know that there’s Chomel, Lovisa, and Pandora.
You can also get to choose from the wide range of beauty and wellness shops such as Citispa, Japan IPL Express, MAC cosmetics, Sephora, and Laneige.
For services, there’s a money changer and laundry shop in basement two. At level three, you will find another money changer and a floral shop.
To be honest, with the number of shops in the mall directory, we know we’re just scratching the surface by listing a few. But you get the idea of how convenient it is to live close to NEX shopping mall!
Shopping at a large mall also means that there’s going to be lots of people, considering that NEX shopping mall is located right where Serangoon Interchange is at.
If you prefer to head to a neighbourhood shopping mall, we won’t stop you. Heartland Mall is a short 10-minute drive away from the Affinity at Serangoon.
There are three places within the mall where you can stock up on groceries and snacks – Cold Storage, Lee Mart, and Yue Hwa Chinese Products. There’s also a money changer, a pet supplies shop, and optical shops.
3. Food options
You can surely get a variety of food options both at NEX and Heartland Mall. But there are other outdoor alternatives as well!
NEX shopping mall
Get your daily fresh loaves of bread at BreadTalk or Four Leaves, local kuehs at Bengawan Solo, and sweet treats at Twelve Cupcakes. There are also two food courts at basement two and level four respectively – the Food Republic and Food Junction.
There is no lack of fast food outlets, cafes, and restaurants at the largest mall in the North-East region. Go international with Bali Thai, Din Tai Fung, Jeju Kitchen, Penang Culture, and Sushi Tei.
Enter the mall via level one and you will be greeted with the food street. There are also everyone’s favourite bubble tea stores, spicy mala tang eatery, and several fast food options like KFC, MOS Burger, and Subway.
Kovan Hougang Market & Food Centre
Kovan Hougang Market & Food Centre is an outdoor hawker centre behind Heartland Mall. Here’s the place to go to for your comforting local food like fishball noodles, nasi lemak, and ice kachang.
Other food centres
Within 2km from the Affinity at Serangoon and a short 10-minute bus ride, you can get to more outdoor dining places – Chomp Chomp Food Centre at 20 Kensington Park Road, Serangoon Garden Market & Food Centre at 49A Serangoon Garden Way, and R.K. Eating House Pte Ltd (Indian restaurant) at 1 Kensington Park Road.
There are also a couple of food options at myVillage, a petite mall along 1 Maju Avenue – Hajime Tonkatsu & Ramen, iSteaks Diner, and Yogiyo Chicken. There are also familiar brand names like Subway, Toast Box, and The Coffee Bean & Tea Leaf.

Draft Master Plan for Serangoon (2019)
A master plan is a guide that strategizes the development of land and property in a specific area at least for the next 10 years. The Urban Redevelopment Authority (URA) has announced the draft master plan specifically for Serangoon and Hougang in 2019.
For the Affinity at Serangoon, we will look specifically into the North-East region.
New Lorong Chuan district
This district is near Lorong Chuan MRT station, a stop away from Serangoon Interchange via the Circle Line.
The zone will see new parks, amenities and pedestrian linkages to serve the community. Since the Affinity at Serangoon is within the vicinity, you will also be able to benefit from the new developments somehow.
More employment opportunities closer to home
With the up and coming upgrades at the Lorong Halus Industrial Estate, residents can look forward to more employment opportunities in the food, lifestyle, and logistics industry. There will also be new open spaces and waterfront parks.
When the Thomson-East Coast Line (TEL) and Cross Island Line (CRL) are fully completed, residents in the North-East region like yourselves will be connected via five MRT lines. The estimated completion date is 2035.
But to put our focus in the near future, that is by 2029, the Cross Island Line (CRL) will bring about shorter commutes from Hougang MRT station. Hougang MRT station is just two stops away from Serangoon Interchange.
From Hougang MRT station, you will find yourself just three train stops away to Pasir Ris MRT station (East-West Line), three train stops away to Ang Mo Kio MRT station (North-South Line) on the opposite direction, and five train stops away to Bright Hill MRT station (Thomson-East Coast Line).

Here’s a bird’s-eye view of the Affinity at Serangoon before we take a closer look at the facilities this property offers.
Upon entering the condominium, you will be greeted with the jumping jet fountain and some retail shops. The clubhouse on the first storey is directly behind the grand drop-off area.
There will be several function rooms and pools within the property. On the second storey of the clubhouse, there’s a sky BBQ area and floating gym.
The tennis court will set in the midst of greenery with the sanctuary and zen gardens surrounding it. The reflexology path, fitness corner, outdoor gym, and kids playground will be situated behind block 20.
